Split vote approves $16,289 chiller repair at Hotel Topeka
TOPEKA, Kan. — The Topeka Development Corporation board of directors voted to approve a $16,289 Unassigned Reserve Fund expenditure to repair a backup cooling unit at Hotel Topeka. The money will fund a retrofit for an obsolete oil filter on the property's 30-year-old York chiller. The measure passed with two dissenting votes.
Aging backup chiller deemed necessary for summer
TOPEKA, Kan. — Despite being just over a month away from officially selling Hotel Topeka, city officials successfully pushed for the $16,289 repair to a secondary chiller to prepare for extreme summer heat. The hotel's primary Trane chiller was previously rehabilitated for $217,254, but staff warned the board that relying on just one functional chiller risks leaving guests in 100-degree heat if the primary unit requires maintenance.
Subsidiary created to secure hotel liquor license
TOPEKA, Kan. — The Topeka Development Corporation board unanimously approved an amendment allowing Endeavor Hotel Group to assign its purchase agreement for Hotel Topeka to a newly formed, single-purpose subsidiary, in which Endeavor will retain a 90 percent ownership stake. The transfer was driven in large part by state licensing requirements, as Endeavor specifically requested the contract amendment so the new legal entity could begin securing closing documents and applying for the property's liquor license under its own name. Addressing previous public concerns about the developer potentially "flipping" the property, the board deemed the internal corporate restructuring acceptable because Endeavor retains majority control. Deputy city manager Braxton Copley noted the assignment is standard industry practice designed to shield a parent corporation from potential liability while facilitating the closing process.
Buyer seeks county bond incentives for hotel project
SHAWNEE COUNTY, Kan. — A requested package of industrial revenue bonds for the Hotel Topeka revitalization project is currently advancing through the Shawnee County Commission. The financial incentives, which include retail sales tax exemptions for property improvements and property tax exemptions, had a first reading on June 4. A final vote from the commission is expected on either June 11 or June 19.
Endeavor commits to purchase despite pending county agreement
SHAWNEE COUNTY, Kan. — Endeavor Hotel Group intends to finalize its purchase of Hotel Topeka even if it cannot secure a separate management agreement with Shawnee County prior to closing. Deputy city manager Braxton Copley reported that while negotiations with the county remain ongoing, the developer has stated it intends to close the deal regardless of the agreement's status.
