Planning Commission approves industrial rezoning in split vote

SHAWNEE COUNTY, Kan. - The Shawnee County Planning Commission narrowly approved a request to rezone a 4.79-acre property on Southeast Adams Street from residential to light industrial in a 3-2 vote. The applicant requested the change to formalize existing vehicle restoration and equipment repair uses on the site. Two commissioners voted against the measure, which will now go before the Board of County Commissioners for final approval at an April meeting date.

Lack of infrastructure sparks debate over Adams Street rezoning

SHAWNEE COUNTY, Kan. - During the applicant's rezoning hearing, commissioners and neighbors debated the appropriateness of upzoning a property to light industrial without access to city water or sewer lines. Nearby residents expressed concerns about potential environmental hazards, noise and well-water limitations, noting the property currently relies on hauled water and a cistern. Despite reservations from some commissioners regarding the lack of infrastructure, staff clarified that environmental complaints are generally handled on a complaint basis by the Kansas Department of Health and Environment and local environmental health officials.

Board grants size exception for massive accessory building

SHAWNEE COUNTY, Kan. - The Shawnee County Board of Zoning Appeals approved a size exception for a 9,360-square-foot accessory building at a Southwest 53rd Street property, bypassing the county's standard 6,000-square-foot maximum. The applicant requested the oversized structure to house recreational vehicles and equipment on a roughly 20-acre property. Supported by neighbors who praised the applicant for improving the property, the board approved the measure 4-1, with a newly appointed board member casting the lone dissenting vote.

Zoning rules block local cabinet maker's home business plan

SHAWNEE COUNTY, Kan. - A routine request for a large accessory building took an emotional turn when the applicant learned he could not legally run a one-man cabinet-making business out of the new structure. County staff said operating a commercial business in a residential-agricultural zone violates local regulations, regardless of the building's size. Officials indicated the applicant would need to pursue a planned unit development and a property division process to potentially operate the business on-site.

Highly anticipated solar regulations hearing rescheduled

SHAWNEE COUNTY, Kan. - A major public hearing regarding Shawnee County's solar regulations has been rescheduled from March 13 to Monday, April 13, 2026. Officials anticipated a high turnout and extensive public comment, prompting the Board of County Commissioners to cancel a regular work session and dedicate a special Monday morning session exclusively to the solar issue. The move aims to prevent the regular Thursday business meeting from being overwhelmed by the single topic.
