McPherson County Subdivision Enters Second Phase of Development
MBI Contracting is adding two roads and about 6-acre lots at Sunset View Estates, with a third phase to follow
MCPHERSON, Kan. — MBI Contracting has begun Phase 2 of Sunset View Estates, a rural subdivision west of McPherson off U.S. Highway 56 that adds two new roads — Sunset Trail and Westview Road — and lots of about 6 acres. A final Phase 3 is planned once the current lots are sold.

Lots are served by Board of Public Utilities electric, MTC Fiber internet and rural water service, with a meter provided. Buyers may drill a private well in place of connecting to rural water. The development is advertised as all-electric, though buyers may choose to use propane. Connection to overhead electric lines is included; buried lines are the buyer's expense. Buyers pay a $150 new service fee for the water meter and must install lagoon or septic systems that meet McPherson County regulations. Interior roads will be gravel with a low-dust surface.
The subdivision has no homeowners association and no dues, but road maintenance costs will be split among lots 6 through 25 when work is needed. Covenants and a survey are available upon request.
