City looks to shift zoning focus toward infill development

MANHATTAN, Kan. — City planning staff expressed a desire to adjust the city's zoning philosophy to better accommodate infill development over new construction. Planners noted that current regulations are largely written for new greenfield subdivisions, often complicating development on traditional ward lots that fail to meet modern minimum lot sizes. Board members strongly supported the idea of drafting distinct standards to encourage the reuse of existing infrastructure and reduce unintentional regulatory burdens.

MANHATTAN, Kan. — The Manhattan Urban Area Planning Board signaled support for expanding relaxed parking standards — currently utilized in the city's mixed-use (MX) district — to the Urban Commercial (CU) district in Manhattan. Under the proposed concept, businesses located on arterial or collector streets without on-street parking would be allowed to supply parking based on their own internal demand calculations rather than adhering to rigid, city-mandated parking minimums.


Manhattan reaffirms opposition to Green Valley incorporation

POTTAWATOMIE COUNTY, Kan. — City Manager Danielle Dulin recently presented Manhattan's formal opposition to the proposed incorporation of Green Valley during a heavily attended Pottawatomie County Board of County Commissioners meeting. The city evaluated the incorporation against six statutory criteria required by the state for proposed cities within five miles of Manhattan's jurisdiction. The county commissioners have yet to make a final decision on the incorporation and plan to resume discussions at a future, unspecified date.
