The company recently secured building permits for the properties on the city's north side, with individual construction valuations ranging from $206,000 to $231,000. Located along East 40th Avenue and Ridgewood Drive, the initial homes are being built on speculation, meaning the company does not have committed buyers lined up prior to breaking ground.
Tony Huffman, a representative for the developer, said the company chose to expand into Reno County after identifying a clear need for additional housing inventory. The builder purchased the residential lots from local developer Jim Strawn and is targeting a price point designed to attract both new buyers and current homeowners looking for newly built properties.
"It seems like Reno County and Hutchinson, in general, are trying to reinvest back into the community, and obviously that fits our business model where we're chasing demand," Huffman said.
Liberty Communities specializes primarily in single-level homes and currently offers about 15 floor plans. While the first phase of the Hutchinson expansion focuses on a half-dozen properties, Huffman indicated that additional construction could follow if the initial homes sell well and local demand persists.
