North Lawrence corridor study highlights grocery store needs

LAWRENCE, Kan. - An update on the North Lawrence Comprehensive Corridor Study revealed that the area currently lacks the population density required to support a large-scale grocery store. Consultants with HNTB Corporation informed the study's task force that a traditional grocery store requires roughly 7,000 households, while North Lawrence currently has about 2,000. However, the study identified five areas of particular interest for commercial development and suggested that a smaller grocery model, such as Aldi, could be viable. The study also highlighted the potential for new housing and a riverfront focus featuring restaurants and small shops behind Johnny's Tavern.

LAWRENCE, Kan. - The potential regional impact of a proposed multibillion-dollar Kansas City Chiefs stadium in Wyandotte County surfaced during an update on the North Lawrence Comprehensive Corridor Study. While consultants with HNTB Corporation have primarily focused on existing conditions and local resident feedback, commissioners with the Lawrence-Douglas County Planning Commission noted that the new stadium, slated to be built about 30 miles away, could be a major catalyst for the area. Planners acknowledged the economic opportunity but maintained that the current focus is on making North Lawrence more accessible and integrated with the rest of the city, with more detailed stadium impact studies likely to follow later.


Commission denies light industrial rezoning near historic Vinland

DOUGLAS COUNTY, Kan. - The Lawrence-Douglas County Planning Commission voted 8-1 to recommend denying a request to rezone 3.3 acres adjacent to the Vinland Airport from agricultural to light industrial. The applicant, Grob Engineering Services LLC on behalf of property owner K64 LLC, sought the zoning change to build a private airplane maintenance hangar and office. However, nearby residents strongly opposed the rezoning, citing concerns about increased heavy traffic on a delicate, unpaved local road and the potential degradation of the historic Vinland village. Commissioners agreed with residents, suggesting the applicant instead seek a conditional use permit under the existing agricultural zoning to prevent permanent industrial zoning that could negatively alter the area's character.


Heavy equipment storage permit approved with modified conditions

DOUGLAS COUNTY, Kan. - In an 8-1 vote, the Lawrence-Douglas County Planning Commission approved a conditional use permit for a heavy equipment storage facility operated by G6 Enterprises LLC at 1691 E. 902 Road. The near-unanimous vote followed substantial debate over staff-recommended conditions prohibiting the outdoor storage of materials, such as spools of conduit. Arguing that the restriction was overly burdensome for the business, commissioners voted to strike the material storage ban and extended the permit's lifespan from five to 10 years. Commissioner Charlie Thomas cast the sole dissenting vote, expressing support for the original staff restrictions regarding material storage.


Douglas County bicycle plan survey opens for public input

DOUGLAS COUNTY, Kan. - The Lawrence-Douglas County Metropolitan Planning Organization Policy Board announced that a public survey regarding the new Douglas County bicycle plan is currently open. The plan aims to identify and address the needs of cyclists on roadways and trails throughout the county. Board members encouraged all county residents to participate and submit their feedback online at lawrenceks.gov/mpo/tellus before the survey period closes.
