Kansas Housing Market Slows as Fall Season Ends
Home sales drop 19% in November while new listings plunge, though prices remain stable
Kansas home sales slowed significantly in November as the market entered its typical year-end lull, with 2,560 homes changing hands compared to 3,176 in October. The number of new homes listed for sale plummeted by 40%, dropping from more than 4,000 properties in October to just 2,416 in November, as sellers increasingly held off on putting their homes on the market heading into the holidays.
Despite the slowdown in activity, the market showed signs of stability with the median home price dipping only slightly to $277,000 from October's $282,000. Homes that did sell moved relatively quickly, with the typical property going under contract in 18 days. The overall supply of available homes decreased to 7,833 active listings, representing about 2.6 months of inventory — a level that real estate professionals generally consider balanced between buyers and sellers.
