Globe to Draft New Regulations for Cell Towers
GLOBE – The Globe Planning and Zoning Commission has directed staff to draft a text amendment to the zoning code to better regulate cell phone towers in the city. The move comes in response to the changing technology of 5G networks, which often utilize numerous “micro towers” placed on streetlights or light poles every 200 to 600 feet. Commissioners discussed the need for “stealth” designs that blend into the environment and, crucially, requirements for maintaining their appearance over time. The discussion cited a neglected tower designed to look like a palm tree that now “looks absolutely like crap” as an example of what future regulations should prevent. The new rules would also address tower abandonment.
Major Overhaul of Globe’s Home Business Rules Underway
GLOBE – The City of Globe is moving forward with a comprehensive update to its regulations for home-based businesses. The Planning and Zoning Commission reviewed a draft that would create a clear list of permitted and prohibited uses in residential zones. Proposed permitted businesses include professional offices, personal services like massage and hairdressing, instructional classes for up to five students, and contractors such as plumbers and electricians who don’t store heavy equipment on-site. Uses that would be expressly forbidden include auto repair, marijuana dispensaries, and certain firearms manufacturing and sales. The goal is to provide clarity while ensuring home occupations do not disrupt the residential character of neighborhoods.
Traffic Impact a Key Hurdle for Globe Home-Based Businesses
GLOBE – During the discussion in Globe on overhauling home occupation rules, commissioners identified traffic as a primary concern. The proposed ordinance aims to limit the impact by setting a standard of 10 additional vehicle trips per day for a home business, which is equivalent to the traffic generated by a typical single-family home. However, commissioners noted that the context of the street is critical; an operation on a small, narrow hillside road could cause issues even if it meets the trip limit. The issue was highlighted as a case-by-case challenge that will need to be carefully considered for any business that generates customer visits, such as tutoring or swim lessons.
Globe’s Commercial Landscape Standards to Be Re-Examined
GLOBE – A request was made during the Globe Planning and Zoning Commission meeting to revisit the city’s commercial landscape standards. The topic, which had reportedly been discussed about a year prior, will be brought back for review. This signals a renewed focus on the aesthetic and environmental regulations governing commercial properties within the city. City staff will provide commissioners with materials that were previously presented to the City Council on the matter.
Globe Planning and Zoning Commission Meeting Moved to Thursday
GLOBE – The Globe Planning and Zoning Commission’s next regular meeting has been scheduled for Thursday, August 14th, at 6:00 p.m., a shift from its typical Wednesday schedule. The change in date was confirmed by the commission. Among the items to be discussed at the meeting are recommendations regarding the proposed text amendment for home occupations.
