MCPHERSON, Kan. — The McPherson City Planning Commission will hold a public hearing at 7 p.m. Tuesday, Oct. 6, in the Commission Room of the Municipal Center, 400 E. Kansas Ave., on plans for the former Smoky Valley Nursery property at 600 W. Northview Road. According to the [city’s Sept. 15 zoning notice](https://mcpcity.com/m/newsflash/home/detail/1359?ref=citizenjournal.us), June & 23rd Investments LLC, associated with Logan and Madison Schrag, is seeking to change parcels zoned B-2 Neighborhood Business and R-1 Single-Family Residential — along with an unzoned parcel — to a B-4 Service Business District, and seeks a special-use permit for indoor and outdoor commercial gatherings. Under the [city’s zoning regulations](https://visitmcpherson.com/DocumentCenter/View/555?ref=citizenjournal.us), B-4 allows larger retail, service and highway-oriented businesses, while outdoor recreation and assembly-type uses require special-use approval.

According to the [property’s auction listing](https://www.weigandauctions.com/auctions/24181/lot/236-600-w-northview-rd-smoky-valley-nursery?ref=citizenjournal.us), the roughly 11-acre site contains five buildings totaling more than 9,600 square feet and was marketed for possible uses including an event venue; the online auction closed March 31 with a reported winning bid of $615,000\. The Planning Commission will hear public comments and make a recommendation, and the City Commission will make the final decision through an ordinance, which may include conditions governing the property’s use. Qualifying property owners may file a protest petition with the city clerk within 14 days after the hearing.
